Formwell breaks ground on ‘forestside’ Woodrow townhomes in South Langford




Formwell Homes has broken ground on Woodrow (see website; see Citified profile), the Victoria-based development company’s newest townhouse project.
 
A groundbreaking event held earlier today marked Formwell's entry onto the West Shore housing market, a celebration that included City of Langford Councillor Colby Harder, the project team, and future homeowners.
 
Once complete, Woodrow will consist of 58 three-storey, three and four-bedroom townhomes on Klahanie Drive designed for families and couples looking to establish roots in South Langford, the company said.
 
Encompassing 4.07-acres, the Woodrow site will deliver new-build homes along with a half-acre naturalized public park space dedication to the City of Langford. The project is replacing two single-family houses formerly located on the property. Construction on Woodrow is expected to reach occupancy in early 2026.

“The addition of these 58 new townhomes will significantly contribute to the diverse range of family housing being built in the South Langford neighbourhood while preserving over a half-acre of forested greenspace for generations to come,” said Langford Councillor, Colby Harder. “As the City of Langford refreshes our Official Community Plan, we’re excited to see thoughtful development continue to come to our community and we look forward to seeing Woodrow’s completion in the coming months,” added Harder.
 
Woodrow offers several three and four-bedroom floorplan options with interior areas ranging from 1,400 to more than 2,000 square feet. Wrap-around kitchens, spacious five-piece ensuites and generous storage, including integrated millwork closets, full height-pantries, and built-in shower and wall niches are a few of the details that have attracted homebuyers to the project, based on feedback from Formwell's sales teach. Every home also includes a gated yard, and single or double-car garages, plus driveway parking.
 
“We are thrilled to be putting shovels in the ground on Woodrow following demonstrated interest from the community,” said Formwell principal and co-founder, Sam Ganong. “Designed around the site’s distinctive nature-oriented setting with many unique design elements traditionally reserved for single-family homes, we expect the townhomes at Woodrow to be well-received.”
 
Offering several climate-friendly features, the Woodrow development is designed to be completely electric, eliminating the need for use of natural gas. Homes will be equipped with electric heat pumps and electric ranges, while being solar and electric vehicle charger-ready.
 
Working in partnership with national non-profit organization Tree Canada, Formwell has pledged to replant any trees removed from the site during construction at a ten-to-one replacement ratio through a series of local and regional reforestation projects. The company's corporate replanting policy, which applies to all Formwell projects, is designed to exceed the City of Langford's protected tree replacement bylaw requirements issued with the development permit for the site. To-date, Formwell has planted more than 2,000 trees through the program across all its sites, including its first municipal reforestation project which took place along Constellation Avenue in the City of Langford last fall.

Formwell’s initial development project, Washington, was completed in 2023 and added 34 townhomes to Victoria’s Burnside Gorge neighbourhood where three aged single-family homes formerly stood. Washington represents the largest townhome project to be built in the City of Victoria in over two decades.
 
In addition to Woodrow in South Langford, Formwell also has projects in various stages of development in both Saanich and Colwood. Harper, a 14-townhouse development on Louise Place in Saanich, is anticipated to break ground next month with completion planned for early 2026. In Colwood, the company is actively seeking a development permit for 29 townhouses on Latoria Road.
